Eight-week first phase starts Aug. 17 as drivers prepare for delays and changing traffic patterns

Phase 1 of construction on the Route 28 and Sudley Road roundabout begins Monday, Aug. 17.
The project will replace the traffic signal at Centreville Road, Sudley Road and Prescott Avenue with a two-lane roundabout. Centreville Road is Route 28.
Phase 1 is expected to last approximately eight weeks. The City advises drivers to expect delays in every direction, consider alternate routes and allow additional travel time.
What happens during Phase 1?
According to the City’s Aug. 7 project update, crews will:
- Work on the Walgreens and furniture-store sides of the intersection.
- Remove two existing raised medians.
- Install a temporary pedestrian crossing between the CVS and antiques-store sides.
- Establish temporary traffic patterns, signals and pedestrian crossings.
- Rebuild portions of the roadway, sidewalks and traffic islands.
Portable message signs have been placed on all four approaches to the intersection.
Construction hours and traffic impacts
Regular construction hours are scheduled from 7 a.m. to 7 p.m.
Lane closures are generally permitted:
- Monday through Thursday: 9:30 a.m. to 4 p.m.
- Friday: 9:30 a.m. to 2 p.m.
Limited nighttime work may be required during later lane shifts.
The City says access to nearby homes and businesses will be maintained. Traffic patterns and lane closures will change as construction moves through the intersection.
What is being built?
The existing traffic signal will be replaced with a two-lane roundabout designed to improve traffic flow and reduce vehicle speeds.
The completed project will include:
- Connected sidewalks.
- Raised pedestrian refuge islands.
- Marked crosswalks.
- Push-button rectangular rapid-flashing beacons.
- New street lighting.
- Raised medians.
- A new landscaped entrance into Downtown Manassas.
The existing overhead span-wire traffic signal will be removed.
Cost and funding
The project’s total reported cost is $5.07 million.
Funding includes:
- $4.02 million in Northern Virginia Transportation Authority regional funding.
- $1.15 million in NVTA local distribution funding.
The construction contractor is Ardent Company, a Northern Virginia-based, VDOT-qualified contractor.
When will it be completed?
The City’s current project page lists summer 2027 as the planned construction completion.
A July 2026 City presentation provides more detail, listing:
- July 2027: Substantial completion.
- October 2027: Final project completion.
The City’s Aug. 7 update describes the total construction period as approximately 15 months. Construction schedules may change because of weather, utility conditions or other unforeseen issues.
