Why it matters
One of the largest redevelopment projects proposed for Historic Downtown Manassas is moving through the City’s public review process.
The proposal would redevelop two City-owned properties with new housing, a public parking garage and a future hotel. While several public meetings have already taken place, the project has not received all final approvals.
What happened
During the past several months, the project has been reviewed by the City Council, the Architectural Review Board (ARB) and the Planning Commission.
The current rezoning application for 9007 Center Street, the former MIFCO property, proposes:
- Up to 169 apartments
- A structured public parking garage
- Streetscape and pedestrian improvements
- Environmental remediation of the site
A separate phase of the overall redevelopment envisions a future boutique hotel on the former Olde Towne Inn property at 9351 Main Street.
The redevelopment proposal is being advanced by CenterST, LLC, an entity created by MLG Construction Management Services.
Where the project stands
As of this week:
- City Council has approved an interim development agreement allowing additional planning and engineering work.
- The Architectural Review Board has held several work sessions to review the building’s design, materials and overall scale.
- The Planning Commission has begun reviewing the rezoning request for the Center Street property.
Additional public hearings and City Council action will be required before the project can move forward.
What’s next
Several major decisions remain, including:
- Final rezoning approval
- Final architectural approvals
- A comprehensive development agreement between the City and the developer
- Final financing and construction details for the parking garage
Those items will return for additional public review before construction can begin.
